Construction of the second phase of Millburngate began in August 1984. Phase I had been developed in 1974; Phase II would increase the centre from 102, 000sqft to 187, 000sqft. The second phase was linked to Phase I by a covered pedestrian mall. The five storey complex comprised one main floor of shopping, with storage above, and two lower levels of car parking and servicing, offices, and restaurants with views over the River Wear. The centre was completed on 24th October 1986 and was officially opened on 15th April 1987 by Princess Alexandra. An illustration of the building was featured on a stamp as part of a set produced in 1984 on the theme of Urban Renewal. The complex was later renamed the Gates. It was closed in 2016 and was demolished to make way for Milburngate, a mixed development of office, retail and residential units

This print captures the essence of Durham's Millburngate, a bustling hub of activity in County Durham. Taken from an elevated viewpoint towards the north-west, the image showcases Millburngate and Riverside House along with their surrounding buildings. In the backdrop stands the magnificent Durham Castle, adding a touch of grandeur to this urban landscape. The photograph also provides insight into the history and development of Millburngate. Construction on its second phase commenced in August 1984, aiming to expand the center from 102,000 square feet to an impressive 187,000 square feet. A covered pedestrian mall connected Phase I and Phase II seamlessly. The five-story complex boasted shopping facilities on its main floor, storage above it, two lower levels dedicated to car parking and servicing areas, offices for businesses seeking picturesque river views, as well as delightful restaurants. On October 24th, 1986, after meticulous planning and construction efforts spanning over two years since Princess Alexandra officially opened it on April 15th earlier that year - this architectural marvel was completed. Its significance was further recognized when an illustration of the building featured on a stamp set released in 1984 focusing on Urban Renewal. Although later renamed "the Gates" this iconic structure sadly met its demise in 2016 when it was demolished to pave way for Milburngate - an innovative mixed-use development featuring office spaces alongside retail outlets and residential units.
